Tea Gardens/Hawks Nest is an environmentally sensitive coastal location with a range of constraints affecting future housing development. Taking this into consideration, and in light of recent growth being experience by the area, Council has prepared the Tea Gardens/Hawks Nest Housing Strategy. The preparation of a housing strategy was also a requirement of the Department of Planning as part of it's conditional endorsement of Council's 'Tea Gardens/Hawks Nest Conservation and Development Strategy'.
The Housing Strategy, which provides a guiding framework for future housing opportunities within the Tea Gardens/Hawks Nest locality, is based on the following guiding principals as set out below:
- reinforce and consolidate existing commercial centres;
- establish focal points for developments;
- encourage higher residential densities around focal points;
- protect natural features;
- restrict incompatible development;
- restrict inefficient use of land;
- provide gateways;
- maintain connections with existing towns
- reduce reliance on cars; and
- to take into consideration future technologies.
A number of strategic, statutory and voluntary mechanisms to maximise housing opportunities are recommended in the Strategy, which in turn will influence future housing diversity, dwelling density yields and housing affordability in this locality. The Tea Gardens/Hawks Nest Housing Strategy was adopted by Council on 28 November 2006.
