LODGING A DEVELOPMENT APPLICATION

WHEN A DEVELOPMENT APPLICATION IS REQUIRED

Development applications are required for:

Multiple dwellings.

Single dwellings and related structures that are "non-complying. (Check Customer Service Guide "Complying Development Certificates")

Non-complying B&B establishments

Any non-residential use.

Subdivision of land.

Some shop and industrial occupancies.

Proposals affecting heritage sites.

THE APPLICATION

Before lodging the application, it is wise to contact an assessment planner (contact numbers overleaf) to discuss the proposal. It may also be useful to arrange a meeting with the Development Assessment Panel. DAP includes engineering and building officers and meets Tuesday and Thursday mornings (other days can be arranged).

All of the following must be submitted before the application will be considered:

Development Application Form, with information required (see notes on application form)

Plans, stamped by MidCoast Water

Consent of all owners on the application form

Payment of fees in accordance with the schedule overleaf

NOTIFICATION AND ADVERTISING

Property owners who may be affected are notified of all development applications except:

Rural subdivisions less than 50 lots

Subdivision of existing buildings

Non-residential uses that do not adjoin a residential zone or property

Significant developments are advertised in the local press. These include:

Designated development (being artificial waterbodies, aircraft facilities and certain processing facilities) as defined by the Environmental Planning & Assessment Act.

Tall buildings

Developments creating 50 or more dwellings, or 50 or more lots

Shops or commercial premises exceeding 1500 sq metres

Tourist or recreation facilities generating 50 or more parking spaces

Licensed premises catering for 100 or more people

Places of assembly and places of worship

Refreshment rooms over 300 sq metres

Hospital development of 100 or more beds

Stock and sale yards

Education or child care facilities for 50 or more or extension of same for 20 or more

Cattle feedlots and piggeries; hazardous or offensive development

Developments (other than dwelling houses) in environmental protection zones

Developments where a Fauna Impact Statement has been required
